BCI has successfully completed numerous small subdivisions. These vary from small two-lot subdivisions to larger ten-lot subdivisions on several acre parcels.
The amount of engineering effort required is dependent on the Community and the size of the subdivision. For two-lot subdivisions, some community’s subdivision ordinances kick-in at two houses and the entire subdivision process is required including Tentative and Final submittals, planning and zoning hearings and extensive public improvements. Other communities just require simple engineering plans for both lots.
Larger subdivisions generally require quite a bit of engineering, including dedicating a significant portion of the site to storm water detention, and providing public improvements including roads, water mains, sanitary mains and storm mains.
