Metro Self-Storage – Naperville

Services Provided: Civil Engineering Design, Stormwater Management, Permitting

Bono Consulting provided comprehensive civil engineering design services for a new self-storage facility in Naperville, Illinois. The initial concept included the construction of six buildings totaling approximately 84,000 square feet along with a two-story office tower.

Our team worked closely with the City of Naperville during the early planning stages to define the project scope and to ensure compliance with all regulatory requirements. Key project highlights include:

  • IEPA Permitting: Our team secured permitting approval through the Illinois Environmental Protection Agency for a new water main.
  • Stormwater Compliance: We designed a stormwater detention system and implemented Best Management Practices (BMPs) in accordance with DuPage County Stormwater Ordinances.
  • Site Evaluation: We confirmed the absence of wetlands and floodplain areas, which streamlined the project development process.

After multiple design iterations and coordinated meetings with our client and project partners, the final architectural plans were refined to include four buildings rather than six. This revision was driven by the need to ensure adequate space for emergency vehicle access as determined through a truck movement simulation analysis. The western portion of the project site was designated for the stormwater detention basin and for potential future development.

To meet stormwater management goals, our team designed a wetland-bottom detention basin that promotes infiltration, improves water quality, and fulfills both volume control and post-construction BMP requirements.
