Environmental Site Assessments (Phase I and Phase II)

During the due diligence period of your project, we recommend a Phase I Environmental Site Assessment (ESA) of the subject property be done. In some cases, a Phase I ESA can be mandatory.

What is a Phase I ESA?

The goal of a Phase I ESA is to identify any potential or preexisting environmental concerns, contamination, or other adverse impacts of the project site or neighboring sites. An ESA is performed during the due diligence, or inspections period, of your project. If such risks or contamination are found, then a Phase II ESA may be necessary.

Phase I and Phase II ESAs evaluate current or historical environmental risks of a property and provide critical information that can save time, money, and resources. A Phase I ESA may be performed whether the site is commercial, residential, or an industrial property.

A Phase I ESA may involve:

  • Reviewing records
  • Interviewing
  • Inspection of the site
  • Preparing reports

A Phase II ESA involves evaluating the site’s surface and/or subsurface to determine the presence or historical presence of hazardous materials or petroleum products. This work is performed by trained engineers and geologists and can include drilling and sample collection and a written final report that outlines guidelines or recommendations for any necessary cleanup, remediation, or other next steps.
