Bono Consulting has prepared the site drawings for hundreds of townhouse development projects in Chicago and Northeastern Illinois. Our townhouse projects typically require significant amounts of stormwater detention. Fitting this into the site in a cost-effective manner is one of the most challenging parts of the design. We have successfully designed projects with storm water detention under the drive aisle, under open spaces, in rear yards, and in surface ponds. Working creatively has allowed us to meet our clients’ needs and manage stormwater in a way that works within the tight footprints of townhouse developments. The site designs also require site grading for building access, parking and landscape areas and building utilities. Permits may be required by Metropolitan Water Reclamation District and Illinois Department of Transportation in addition to the approval of the local communities. We work hard for our clients to make sure everything comes together on their townhouse projects.
Bono Consulting provided a topographic survey, engineering design, and permit assistance for Townhomes on the Square’s new 31 townhouses, a 1/3 acre park with a water fountain, and prairie-style landscaping. We helped maximize surface space by designing the stormwater detention underground in large concrete pipes. New water and sanitary sewer mains were also required, so we put together a safe and efficient design per city and county regulations. The project is complete and open for residency. Bono Consulting was employed by the PKPG Companies to prepare the engineering drawings for this 11-unit townhouse, upscale development at the Glen. Design features included rerouting a stream, providing stormwater detention, and augering the water main under West Lake Avenue. The phase one development required a sanitary lift station and force main, which had to be approved by MWRD. Bono Consulting also provided construction observation and final as-built surveys.
