BCI was retained to provide civil engineering design including grading, stormwater management, and utility connections for this award-winning luxury condominium building. The eight-story residential building consists of 72 residences with the entire seventh and eighth floors accommodating 12 two-story duplex units. We provided a grading plan that regraded the public sidewalk and curb from three separate buildings with three different finish floor grades into one building with a single finish floor grade while meeting Chicago’s ADA accessibility requirements. We also provided a cost-effective solution for stormwater management that creatively re-used the existing basement as a stormwater detention vault. Our design incorporated waterproofing the basement walls and floor with a crystalline spray and cored sewer piping into the walls.
