Newberry Lane Townhomes

Bono Consulting prepared plans for this new subdivision of 16 townhomes. The site is 2.16 acres and is located along Lake Cook Road, a Cook County Highway.

We worked with the land developer to develop multiple site layouts to maximize the number of constructed units while minimizing the total infrastructure cost. The original plan had 18 townhomes and an underground vault. That was compared to the 16-townhome layout with a lower-cost surface detention pond. The additional cost of the underground vault did not offset the unit profit for the two additional units, so the final design implemented the 16-unit layout.

The roadway through the development was private which allowed a smaller roadway section and no sidewalks or parkways. There was significant grade change within the site, which required multiple retaining walls and earthwork balancing. The development required new sanitary and water mains. Permits were required and obtained from Palatine, MWRD, Cook County Department of Highways, IEPA Sanitary, IEPA Water, and IEPA Erosion Control.

Bono Consulting also provided construction oversight and the final as-built survey with certification of the constructed drainage patterns, overflow routes, and storm water volumes for the site.
