Phase I Environmental Site Assessments for Land Development

If you’re considering purchasing land for development, it’s in your best interest to conduct a Phase I Environmental Site Assessment (ESA) during your due diligence period. The due diligence period is when you can elect to perform any inspections on a property that you find appropriate. Phase I ESAs are often required by lending institutions to determine whether the site may need environmental remediation before you can finalize your purchase and begin development. The Phase I ESA must be completed within 180 days before your closing to provide landowner liability protection.

With our combined expertise with Sevee & Maher Engineers, Bono Consulting can now provide Phase I and Phase II Environmental Site Assessments (ESAs) for your land development projects. Our objective is to determine if there is potential for the site to have environmental contamination from historical activities that took place on site or from activities at a nearby property to ensure that you are not purchasing a contaminated site.

A Phase I ESA involves our team conducting a review of records, a site inspection, and interviews with owners, occupants, neighbors, and local government officials. We also research available public records regarding the nearby properties that are classified as contaminated by federal and state regulations. Depending on their proximity, contamination may have made its way to your potential development site.

If Recognized Environmental Conditions (RECs) are found, then we would perform a Phase II ESA which may include environmental sampling of surficial and subsurface soil and water, groundwater monitoring well installation, drum sampling, and testing of underground storage tanks.
